When investing in commercial real estate, title companies may require an ALTA / NSPS Land Title Survey (formally know as ALTA / ACSM Land Title Survey) before they issue title insurance that will cover potential survey risks pertaining to the property. Risks could be possible encroachments, boundary line disputes, also encumbrances such as easements or claims of easement not found in public records.
There are many varying levels of detail required on an ALTA Survey. There are the standard requirements set forth in the MINIMUM STANDARD DETAIL REQUIREMENTS FOR ALTA / NSPS LAND TITLE SURVEYS and the optional “Table A” items dated February 23rd, 2016.
There has been no improvements or changes to the property. Will a title company accept an ALTA / NSPS survey that was done years ago?
The standards were first adopted in 1962 and have been revised seven times – in 1986, 1988, 1992, 1997, 2005 and 2011. The current 2011 version was the first complete rewrite and reformatting of the standards since their 1962 adoption. It became effective on February 23, 2011. The 2016 version standards are now named ALTA / NSPS and become effective on February 23, 2016. Please contact your lender or title company for a list of their requirements.

Is a ALTA survey always required for commercial real estate?
No, it’s not always necessary. Some properties where the boundary is not in question or there are no easements encumbering the property, an ALTA survey might not be needed thus saving on due diligence expenses.
